Anthony (Tony) Diamante

Anthony is a licensed Real Estate Broker.  He has a combined 24 years of residential, commercial and real estate development experience.

Tony started investing in residential real estate in 1987, purchasing single family homes and condominiums.  After becoming licensed in Texas in 1998 he worked for several commercial developers who specialized in industrial properties including retail centers, grocery anchored shopping centers and power centers.  He leased and managed 1 million square feet of space.  He also assisted in the development of small industrial buildings.   

He moved to Florida where he obtained his real estate license and then worked for a condominium converter, helping the company to become one of the largest in the US with over 8,000 units.  He worked on-site sales, assisted in managing a network of nationwide agents, as well as office management.

In 2008 he acquired his Florida Broker License.  Since then he has worked with individual investors, assisting them in purchasing bulk deals from developers, bank owned bulk deals, multi-family properties in other states and private transactions.   He also manages and leases properties.

I came to America in 1991 and lived 1st in Seattle Washington. The I moved to Ohio in 1999 and graduated from Ohio State University with a Bachelor of Science in 2006

I moved to Florida in 2008 and have been practicing real estate with since obtaining my license in 2017.

I speak fluent English and Vietnamese.

LAND – Why Buy Land?
  1. Land is a finite resource. “Buy land, they’re not making it anymore” – Mark Twain
  2. Land is tangible. While stocks may go up or down, or even disappear, land will always be there. 
  3. Land is Inexpensive to own. Buy now in the fringe of a growing community to get in low and watch your investment grow. 
  4. Land has no insurance requirements as there are no improvements to the land. 
  5. Land has minimal property taxes. Because there is no structure, there are no taxes to ‘improvements’ on the land
  6. Land is easy to purchase.  Because it is relatively inexpensive, most land sales are cash and there is complicated transaction to manage.
        NEW CONSTRUCTION OVERSTOCK INVENTORY
        1. Buy new construction overstock to help the home builder move to newer sections and projects to build.
        2. Buy new and prices only go up. Home Builders sell in sections.  Each successive section has price increase so the first section is always cheaper than the last.
        3. Buy new and there is minimal to no maintenance costs. Most new construction homes come with great warranties, from roof to appliances.
        4. Buy new in a growth area and prices go up. Home Builders often build in areas that may have been run down but are now being redeveloped by a area, town or city.
        5. Buy new and have a better property for resale.  Owner / Occupants like the peace of mind of newer construction due to maintenance costs, building codes and a variety of reasons.
